What makes Otago Flats different?

Our first point of difference is our routine inspections. Property managers generally conduct routine inspections at flats for insurance purposes, with most companies requiring these to occur every 3-4 months. Typically, property managers will enter the property, take a couple of photos and find out if any maintenance is required, spending around 15 minutes at the property. 

We go a step further - viewing inspections as an excellent opportunity to minimise maintenance expenses for the owner and ensure properties are in good condition. We understand that minor issues can become significant issues should there not be correct maintenance measures in place. For each routine inspection, we invest at least an hour at the property doing cleaning and maintenance tasks, including cleaning kitchen facilities, removing mould, and checking for wear and tear. Completing these tasks reduces the exposure of maintenance expenses and keeps the property in optimal condition.

We aim to make property investment ownership simple by centralising all services, including tenant screening, marketing, tenancy paperwork, rent collection, advice and maintenance. We are aligned with two local construction businesses, which allows us access to highly skilled trades at very reasonable prices.
