Otago Flats are a locally owned and operated residential property management company based in the Dunedin area. With over 10 years of experience in all areas of property management you can trust that your investment will be in great hands. Routine Inspections:

Our routine inspections are one of the things that we feel set us apart from other property managers. Every routine inspection a full hour is invested into various cleaning and maintenance tasks.

We understand that these measures keep your investment in prime condition, make tenants feel cared for, extend the life of appliances & prevent unnecessary maintenance expenses. 

Routine inspection check list:

  • Clear shower drains & sinks

  • Clean heatpump filters

  • Clean filters for the dishwasher, washing machine and dryer

  • Cleaning and re-tinfoil kitchen elements

  • Check oven is clean

  • Wipe mould from window sills

  • Refill rinse aid

  • Supply dishwasher cleaner

  • Adding missing curtain hooks

  • Wiping marks off walls

  • Check smoke alarms

A fee of $50 is charged for routine inspections to part cover the costs of additional staff to complete above tasks & cleaning products. 

Maintenance:

Our aim is to make sure your property is well looked after, taking preventative steps to minimise maintenance expenses. We will always try and trouble shoot issues with tenants and resolve issues ourselves before calling on our trades. 

Otago Flats works in partnership with brother family business BALMAC construction who undertake many of our repairs, maintenance, renovations and development. This special partnership allows our clients special rates for works required on their property. 

Otago Flats makes your return on investment a top priority, that’s why we don’t add any % fee on top of maintenance invoices.

Trust Accounting: 

Our trust accountant tracks rental payments, pays for invoices related to your property and disperses your funds into your nominated bank account on a fortnightly basis.

You will get fortnightly and annual statements to help make your accounting a breeze.  

Cloud Based Landlord Portal: 

All landlords have a link to an online portal where you are able to: See the current financial status of your properties, view photos and details of the property and tenancy, download historical statements bills and documents and keep track of jobs and inspections.

Tenant Selection: 

Finding the best tenants is a critical component of our service. We seek tenants who pay their rent reliably, stay longer, and look after your property. We do multiple background checks for any applications before we make an offer.


Our Fees:

  • 6.9 % on rent collected

  • No additional margin on maintenance

  • Rental inspections: $50 per inspection 

  • Letting Fee $150

Additional fees: 

Professional photography 

  • (if required): $150

Online advertising: 

  • We utilise social media platforms free of charge. 

  • Online sites e.g Trademe: Charged at cost.
